This access statement does not contain personal opinions as to our suitability for those with access needs but aims to accurately describe the facilities and services that we offer all our guests/visitors.
Access Statement for Ulceby Lodge Guest House
Ulceby Lodge is situated in a village location (Ulceby) on the main road through the village. The road meanders through the village with a speed restriction of 30 m.p.h. Ulceby Lodge is situated in the middle of the village on the main road. The driveway onto the property is a very wide space onto a tarred surface from the road directly into the open parking area. Parking spaces are clearly designated for our guests. We are a three minute walk from the local convenience store. There is also a post office and a local Fish & chip shop that provides Chinese as well. There is also a cash machine situated outside the Post Office with 24 hour access. One mile down the road, out of the village at each end, are two restaurants & pubs that cater for the area. In the village is a small pub which does not serve meals.
We offer five bedrooms all with ensuite or private bathroom and ALL rooms are situated on the first floor.

The village has its own railway station, Ulceby (ULC), is approximately 2 minutes’ drive away (& easy walking distance of less than a mile) and serviced by Transpennine Rail and Northern Rail . Habrough station (HAB) and Barnetby (BTB) are on the direct lines to North East Lincolnshire and in most cases to arrive at our Guest house it will be quicker to disembark at Habrough than waiting for a connecting train service to Ulceby. Habrough is five minutes away. The stations do not have taxi ranks, however we can arrange for a taxi to collect guests, please contact us in advance if this is required.
The nearest bus stop is by the Convenience store (Food Co-Op) (3 minute’s walk from Gillingham Rest). Various buses stop here and travel to Grimsby and surrounding villages. A bus timetable is available should you require one. Footpaths in the village are made of tarmac, even and are in good order but narrow in places.

Parking/Arrival and Access to the premises
Ulceby Lodge offers parking for up to 8 vehicles. The parking area has numerous wall lights to illuminate the area at night. The parking area is tarred and level access is provided to the front door of the guest house into the porch area (porch arcade width is 2 meters). The porch is well lit and has a tiled floor with rubber & grass mat at the entrance and access to the main house is over a small door sill (height 10cm/4in) into reception (front door width 76cm / 29in).
There is a bell for guests use to announce their arrival and is situated at eye level next to the main entrance front door. At the main entrance door there is a weatherboard with a slight rise of 10cm where one must lift their feet over the door entrance. Once inside the reception area is immediately in front with the dining room to the left. All bedrooms are on the first floor, and access is via the staircase which is not steep. The staircase consists of 11 steps of 20cm /8 inches height. There is a hand rail for added support.
The flooring on the ground floor of Ulceby Lodge is carpeted throughout and the dining room / guest lounge are also carpeted. The walls and flooring have contrasting tones with the flooring being darker than the walls.
The reception area is lit by one ceiling light and a large table lamp on the reception desk. Help is offered with luggage to and from the premises if required. The reception desk also has a bell clearly identified on the counter for use should a guest require attention. A magnifying glass, pen and pad of paper are available on request.
Dining room / Lounge
There is a small step down (8cm /3 in) into the dining room & guest lounge. There is a gas operated fire place in the lounge for guest use. The room is lit via wall lights and one table lamp. The flooring is a short pile carpet. Breakfast is served at the table, some self-service may be required if able, however if not all service can be given at the table. Vegetarian and special dietary requirements are catered for and must be advised in advance of arrival. Crockery used is colour contrasted with table lays. For breakfast, where possible, we use locally sourced ingredients and cater for varying dietary requirements. The breakfast menu can be supplied in large print via post or email upon request. The lounge has sofa and single chair seating and has a centre coffee table on a rug. There is a flat screen television in the lounge housed on a coffee table.
First floor bedrooms
There are five bedrooms upstairs, one double, two twins and two single rooms.
All rooms are carpeted and contrast with the walls, have overhead lighting and bedside lamps. The twin bedroom with full bathroom i.e. bath and shower facility, has level access to the bathroom. The main door into the bedroom is 71cm/27in and the bathroom door is 73cm/28in wide.
There is a step up into the shower cubicle of 20cm /4in and the cubicle measures 72cm x 72cm (28 x28in). The bath height is 73cm/28in and has grab rails to assist with access. The toilet height is 40cm /15in and has seat raisers. The basin is set at 78cm /30in and has a vanity mirror & light above. The flooring is carpeted.
The other bedrooms doorways are all 71cm/27in. The private bathroom doorway which is exclusively for Bedroom two, a single bedroom, has an entrance of 62cm/24in. Lighting in all bathrooms is adequate and also have fluorescent lighting above the mirrors, with carpeting throughout and consistent contrasting walls, floors and doors. Bedroom two only has a shower facility within the bath whereas the other bedrooms have their own shower cubicles.
There is a paved patio area which can be accessed from the side gates to the property and is on flat land. Tables and chairs are available on the patio. The garden area is medium sized with lawn pathways & gravel pathways through the meadow & formal gardens.
We have a set of evacuation procedures on sight and listed in each bedroom. In an evacuation, should you require assistance to leave assistance will be provided. We do have a No dogs policy but should you be travelling with a guide dog water will be provided outside the front door and can be provided in the bedroom.
Free Wi-Fi access is provided in all public areas and guest bedrooms.
The nearest General Hospital with an A & E unit is situated in Grimsby 12 miles away. There is also a walk in clinic in Grimsby by the docks. Immingham town centre have Doctors suites with a minor injuries unit.
